Moving to Lekki: the rent, power, flood and commute questions to ask before you pay

A Lekki moving checklist for 2026: the rent, service charge, power band, flooding and commute questions to ask before you pay an agent or sign anything.

Lekki is a corridor, not a single estate

Lekki gets quoted as one place but behaves as several. The belt runs along the lagoon side of the Lekki-Epe Expressway through Lekki Phase 1 and Ikate, past Agungi and Ikota and on towards Ajah, and the power distributor's own district list treats all of them as one operating area. A viewing therefore has to collect answers rather than photographs, because the monthly cost is set by published things almost nobody checks before signing.

Rent: ask which rate card the quote came from

Two published measures disagree in a useful way. Nigeria Property Centre's September 2026 trend page puts median asking rent for a two-bedroom flat in Lekki at N11 million a year, half its listings between N7.3 million and N15.9 million - described as reconstructed from asking prices on its own portal, not from signed tenancies. Coverage of the 2026 Lagos Island Residential Market Report, published in July 2026, put average annual rent for a two-bedroom in Lekki Phase 1 at N10 million with a five-year compound growth rate of 35.9 percent.

The quote in front of you is one seller's number inside a wide range. Ask which dataset it came from, price it against three live listings on the same street rather than the same postcode, and ask what the previous tenant in that building paid.

  • How many months or years of rent, with exact start and end dates
  • Caution or deposit: refundable, paid to whom, what is deducted
  • Agency fee, shown separately from rent
  • Agreement and registration fees, with the recipient named
  • Estate or service charge: amount, period, what it covers

Advance rent: what you will be asked versus what is settled

Advance payment turns more rentals into arguments than anything else. Lagos State's 2011 tenancy law limits how much rent may be taken in advance, and a replacement bill has been moving through the assembly since: a 2026 Legal500 briefing describes caps of three months for a sitting monthly tenant, one year for a yearly tenancy and agency fees at 5 percent of annual rental value, and states plainly that the bill is not yet law.

Treat the law actually in force, not this post, as the starting point - the position keeps being revised, and this is general information rather than legal advice. The payment schedule is yours to control: every line dated, in naira, with the recipient named.

Service charge is a second rent, so ask what it buys

Most Lekki streets sit inside an association or managed estate, and the money those bodies collect gets fought over. Legal500's 2025 review of Lagos estate dues disputes and a 2026 case note on governance at Lekki Gardens describe the same pattern - residents and managers clashing over charges, levies, access control and who may set them, decided in court.

Ask for the last two approved budgets and an itemisation of what the charge covers: common-area power, water treatment, generator fuel, security, cleaning, waste. A charge that looks modest beside the rent can carry a heavy power or fuel line. Naijaproperty's 2026 guide to estate service charges puts it from the tenant's side: what you pay must be itemised before it can be challenged.

Power: which band, which feeder, who holds the meter

Lekki falls under the Eko Electricity Distribution Company, whose business-unit list covers Lekki, Ikate, Agungi and Ikota. Supply is organised by service band, and bands are promises about hours rather than price: the regulator's tariff guidance gives Band A a minimum of 20 hours a day, then 16, 12, 8 and 4 hours down to Band E, and two independent explainers published in 2024 and February 2026 agree on those figures.

Whether the promise holds here is live. Lekki residents protested unreliable supply as recently as December 2024, and the distributor's 2026 notice board carries a compliance statement on the regulator's directive for special compensation of Band A customers for February and March 2026 - a mechanism that exists because grid generation constraints left even premium customers short of their hours.

  • Which service band is this meter in, and can I see a recent bill or receipt
  • Is the meter mine, or does the estate buy in bulk and resell
  • Who maintains the meter and the changeover switch, at what cost
  • Does an inverter or solar array need estate approval, and who do I notify

Flooding: ask about the street, then go back after rain

In September 2026 the Nigeria Hydrological Services Agency issued a seven-day flood alert, referenced as NFA-2026-2022, covering Lagos and fourteen other states, and the Lagos State government directed residents of flood-prone, low-lying communities to higher ground; its own notice named Eti-Osa, Lagos Island, Ajah and Kirikiri. The state's Environment Commissioner, Tokunbo Wahab, put it bluntly: no property is worth risking a life. An August 2025 warning had already told residents in parts of Lekki, Ikorodu and Ajegunle to relocate ahead of forecast rain.

This is not only an informal-settlement problem. July 2026 reporting described standing water inside homes and on estates along the Lekki-Ajah axis, with blocked drains, neglected waterways and low-lying terrain all cited. So keep the questions street-level: when did water last stand on this road and how deep, where does the drain in front of this gate discharge, is the parking or plant room below ground level, and when were the estate pumps last tested.

Commute: drive the trip twice before you sign

The expressway is the spine of the corridor and it was being rebuilt at the start of this year. The Lagos State government began rehabilitation of Sections 2 and 3 of the 20-kilometre stretch on 25 January 2026, announcing phased traffic diversions and an expected 64 days, as Vanguard and Punch carried before work started. Works that size change which inner roads are usable at 6am, and a route tested on a Sunday is not the route you get on a Tuesday.

Drive the real trip once on a weekday morning and once in the early evening before committing to a school or office. Then price it honestly: a nearer flat at higher rent can still be cheaper than a farther one once generator hours, fuel and two extra hours of traffic a day are counted.

Gate rules: confirm what is approved, not what exists

Access control is part of the appeal, but a barrier on a public road is not automatically yours to rely on. Lagos State has published guidelines on gated streets and barriers, ordered inner-road gates to stay open from 5am to 11pm, and explained its order to remove unauthorised inner street gates in Lekki. Where a closure rests on something informal, your commute and your visitors' access can change without your consent.

Ask what is formally approved, what the security contract covers and at what hours, and how visitors are logged. Watchdoor can show what residents already report about a gate fault, a feeder shutdown or standing water, and works alongside estate management rather than replacing it.

The week you can spend before paying anything

None of this needs a lawyer, an engineer or a favour - only asking before the transfer rather than after it, and getting each answer in writing with a date on it. Residents already know most of these answers, which is why an area's local feed is worth reading during the search, and why telling neighbours about a broken feeder or a blocked channel is only useful while there is still time to act on it.

  • Days 1-2: three live listings on the same street, and the last two approved service charge budgets
  • Day 3: a bill or vending receipt that confirms the meter and the band
  • Day 4: a neighbour's answer on when water last stood on this road
  • Day 5: the commute driven on a weekday morning and an early evening

Quick answers

Is Lekki in Eti-Osa or Ibeju-Lekki?

Both, depending how far along the corridor you go. Lekki Phase 1, Ikate, Agungi and Ikota sit in Lagos State's Eti-Osa Local Government, and the residential belt keeps going past Ajah towards Ibeju-Lekki. Streets a few minutes apart can fall under different local governments, different estate associations and different power feeders.

What rent should I budget for a two-bedroom in Lekki in 2026?

Two published measures bracket it. Nigeria Property Centre's September 2026 trend page gives a median asking rent of N11 million a year for a two-bedroom flat in Lekki, half its listings between N7.3 million and N15.9 million. Coverage of the 2026 Lagos Island Residential Market Report in July 2026 put average annual rent for a two-bedroom in Lekki Phase 1 at N10 million. Both are asking or average figures, not your signed price, and neither includes the advance.

Who supplies electricity in Lekki, and what does Band A guarantee?

The Eko Electricity Distribution Company, whose office list puts Lekki, Ikate, Agungi and Ikota in its Lekki District. Under the regulator's service-band rules Band A is a minimum of 20 hours of supply a day, then 16, 12, 8 and 4 hours for Bands B through E. The band is printed on a bill or prepaid vending receipt, so ask to see one before you move in.

Does Lekki flood, or is that an exaggeration?

Parts of it do, and the state has said so formally more than once. In August 2025 Lagos told residents in parts of Lekki, Ikorodu and Ajegunle to move from flood-prone spots ahead of forecast rain, and in September 2026 it directed relocation from low-lying communities including Eti-Osa and Ajah after the Nigeria Hydrological Services Agency issued a seven-day flood alert. July 2026 reporting described water inside homes along the Lekki-Ajah axis. Ask about the street, not the neighbourhood.

Can a neighbourhood app tell me what a Lekki street is really like?

It helps you read a street before committing: residents post feeder maintenance, standing water after rain, gate faults and route changes, and a verified local space lets you ask the people who live there. It is no substitute for visiting, and it is not an emergency service - Watchdoor does not dispatch police, ambulances or any government responder.
